The nightmare is a closure notice taped to the gate in July, a special assessment to fix what should have been maintained, and a board meeting full of residents who paid dues all year for a pool they cannot use.

We keep the pool inside standard and keep you out of that meeting. Every visit produces an emailed report with chemistry readings, a task checklist, photos, and a timestamp, so the board has documentation instead of hearsay when a homeowner complains or an inspector asks questions.

Because Adam is a Certified Pool Operator under contract, the association does not need to employ a certified operator itself. We also bid complete scope, itemizing everything the system needs, so the board is not blindsided mid-season by work that was quietly left out of a cheaper bid.

The pool is a leasing tool. A closed pool in June shows up in tour feedback, renewal conversations, and online reviews, and the on-site team takes the blame for something that happened in the pump room.

Multifamily pools take heavy, unpredictable bather load with no lifeguard and no aquatics staff. We build frequency around that load rather than a residential schedule, and we watch the equipment room as closely as the water, because that is where the shutdowns start.

If you manage multiple communities, you get one account, one contact, and one reporting stream, with each property documented separately. Denver licenses and inspects all non-single-family pools, including apartments and condos, so your regional team gets a written record for every visit at every site.

Guests use your pool at all hours and there is rarely staff watching chemistry between checkouts. We service on a schedule built around your occupancy patterns, and every visit is documented with readings, photos, and a timestamp so your GM and your ownership group both have the record.

Denver requires annual pool license renewal and inspects hotel pools along with other non-single-family facilities. We are a certified operator under contract and we support your operations record, though we do not issue approvals or guarantee any inspection result. We also work underwater on scuba, so main drain covers, light replacements, and minor plaster patching can happen without draining and closing the pool.

Indoor pools and spas run year-round with no off-season and no forgiving weather. Air handling, high bather load, and constant heat put steady demand on chemistry and equipment. We service on a frequency that matches real usage and log every reading, so your operations manager can answer a member complaint with data.

Spa chemistry moves faster than pool chemistry, and a hot tub is usually the first thing to fail an inspection. We service both, plus filters, heaters, feeders, salt systems, and automation, and we flag failing equipment before it takes an amenity offline during peak hours.

Therapy pools run warm, which accelerates chemical demand and bacterial growth, and they are often in use most of the day with limited windows for service. We work around the therapy schedule and hold chemistry tight rather than treating a warm pool like a cold one.

Documentation matters as much as the water. Every visit generates a timestamped record of readings, chemicals added, and pool condition, emailed automatically. That gives your facility a defensible operations history for inspections, risk management, and internal quality review. Guests are paying a premium for an experience, often with their skin, hair, and senses fully engaged. Chemical odor, foam, scum lines, and cloudy water read as unclean and end up in your reviews immediately.

Hot water with high body-oil and lotion load is the hardest chemistry environment in this trade. Our water management training targets exactly that: managing the oils, skin cells, sweat, and phosphates that burn chlorine, instead of overdosing sanitizer and creating the smell you are trying to avoid. Lower chemical consumption is a side benefit.

We service the full range of sanitizer systems, including UV, hydrogen peroxide, biguanide, ion systems, ozone, and salt, so if you want a gentler water profile we can talk about what your equipment supports.

Our rule is simple: we service any and all systems that are safe and legally allowed for use, ozone included.

You answer to the public and to a procurement process. A vendor who cannot produce insurance documentation, cannot hold a schedule, or cannot show what was done on which date creates a problem that lands in a council meeting or an open records request.

We provide a documented service record for every visit, which is exactly what public accountability requires: readings, tasks performed, photos, and timestamps, emailed and archived. It supports the operations record Colorado requires public facilities to keep and produce on request (5 CCR 1003-5-4.9).

For bids, we can supply an insurance certificate, W-9, license documentation, CPO certificate, and references. We bid complete scope, so the number you take to your board is the number that finishes the work. Seasonal facilities get portfolio scheduling against a firm season-open date.

A municipal pool problem is a public problem. Closures make the news, deferred maintenance becomes a capital request, and every decision has to be defensible in writing.

We work as a certified operator under contract, which is how many facilities meet Colorado's certified operator requirement without adding a certified position to headcount (5 CCR 1003-5-4.9). We document everything and we itemize full scope on bids rather than underbidding and returning with change orders.

If a remodel is in your plan, note that some jurisdictions require plan review well before work starts. Adams County, for example, requires submission at least 30 days before constructing, enlarging, remodeling, or modifying a public pool. We plan around that. We support compliance, but we are not the regulator and cannot guarantee inspection outcomes.

Your exposure is volume. Thousands of bathers, multiple bodies of water, interactive features, and a single chemistry or circulation failure can shut down an attraction on your highest-revenue day.

High bather load consumes sanitizer fast and loads filters faster. That calls for frequent attention, disciplined water management to control the contaminant load rather than chasing it with chlorine, and equipment maintained ahead of failure instead of after it.

Two things matter here specifically. First, we can perform underwater repairs on scuba, including main drain cover replacement and minor plaster patching, without draining, which avoids a multi-day closure. Second, for commercial pumps we standardize on SVRS-equipped variable-speed units with a self-resetting vacuum release designed to guard against entrapment. We are a two-person team, so we scope honestly about what we can carry at a large facility.

A canine swim or hydrotherapy pool is not a human pool with dogs in it. Hair, dander, dirt, and skin oils load filters and consume sanitizer at a rate that surprises most operators, and your clients are watching the water closely because they are handing over an animal they treat as family.

Practically, that means more aggressive filtration and basket management and closer attention to organic load and phosphates. Our water management training is built around controlling the organic load that destroys chlorine, which is the core problem in a canine pool.

We hold canine swim facilities to the same water chemistry standards we use on human pools. We do not recommend an animal-specific sanitizer, because the chemistry that keeps water safe and clear does not change based on who is swimming in it, and a canine pool takes a heavier organic load than most human pools do.

We service the pool, the filtration, the heater, and the pump room the same way we service any commercial system, with the same documented reports after every visit.
