We run commercial and public pool routes across Aurora, Denver, and the surrounding metro. Every visit is logged, timestamped, photographed, and emailed to you. Adam Gore, our owner and lead technician, is a Certified Pool Operator, which means contracting us can satisfy Colorado's requirement that every public and semi-public pool have a certified operator on staff or under contract (5 CCR 1003-5-4.9).

Commercial pool work is a documentation and reliability problem more than a cleaning problem. That is how we run it.
Every scheduled visit follows the same checklist, performed as needed for the body of water:
1. Clean tiles
2. Brush walls and floor
3. Skim
4. Vacuum
5. Backwash
6. Empty pump baskets
7. Empty skimmer baskets
8. Test water chemistry: chlorine, pH, alkalinity, calcium, cyanuric acid, plus salt, phosphates, copper, and iron where applicable
9. Balance the water and add chemicals
Beyond the checklist, we are looking at the whole system while we are on site: pump room condition, flow, filter pressure, feeder supply levels, safety equipment, and anything that looks like it is about to fail. If we find something, it goes in the visit notes with a photo rather than turning into a surprise later.
A backyard pool serves one family. A 300-unit apartment community, a hotel pool, or a rec center pool absorbs dozens or hundreds of bathers a day, and every one of them brings in body oils, skin cells, sweat, sunscreen, and phosphates that consume chlorine.
Higher bather load means faster chemical demand, faster filter loading, and a much shorter window between "slightly off" and "closed." Colorado also requires public and semi-public facilities to maintain an operations record with at least one manual chemistry reading per day, not just an electronic readout (5 CCR 1003-5-4.9).

We build frequency around the facility, not around a package name. Considerations we weigh at the site walk:
· Bather load and peak-use patterns
· Number and type of bodies of water, including spas and splash features
· Indoor or outdoor, and whether the pool runs year-round
· Sanitizer and feeder type, and how much unattended capacity it has
· Whether your own staff performs daily readings and logging, or whether you need us to carry more of it
Jurisdiction matters as much as usage. Where daily logging is required and your staff cannot carry it, the frequency has to rise to meet the record, and we will say so at the site walk rather than after the first inspection.
Add bodies of water into the math as well. A pool, a spa, and a splash feature on one property are three chemistry problems, not one, and the spa is usually the one that moves fastest.

· A checklist of the tasks actually performed, including skimming, vacuuming, brushing, tile cleaning, water chemistry testing, refilling chlorinators, and chemicals added

· Photos of the condition of each body of water after the visit

· A timestamp verifying when service happened

We buy chemicals as needed and bill them monthly. They are delivered on your regular service visits at no additional delivery charge, so you are not storing a season's worth of product or sending staff out for emergency buckets.
When a product runs low, Skimmer sends you a notice asking for approval to bring more on the next visit. If you would rather not approve every item, we can set an auto-approval limit up to a dollar amount you choose.
We are trained in water management by a licensed water management expert. The approach targets the contaminants that actually destroy your chlorine, including body oils, skin cells, sweat, urine, and phosphates, instead of simply adding more sanitizer to keep up.
On a high-bather-load commercial pool, that is a real line item. Less chlorine burned means lower chemical spend across the season and more stable water between visits.

If you manage more than one property, you get one point of contact, one billing relationship, and one reporting stream, with each body of water documented separately so you can see any single pool on its own.

We are a small, two-person operation, and we say that plainly: we take on the number of properties we can service correctly. Adam previously managed up to 85 pools per day across nine major resorts plus multiple HOA community pools along the Grand Strand in Myrtle Beach, South Carolina.

We are a VIVE approved vendor. If your property or portfolio requires additional vetting or prequalification beyond that, we are able and willing to obtain it at the property's expense.

Pool equipment runs in one of the harshest environments there is: outdoors, often 24/7, surrounded by chlorine, acid, salt, calcium, & electrolysis. Failures are rarely a clean remove-and-replace.
We diagnose the system, not just the part that stopped. That means understanding flow & fluid dynamics, how each piece of equipment is supposed to behave on its own, & how it behaves as part of a circuit. A pump that keeps failing is usually telling you something about the plumbing, the filter, or the electrical feeding it.
We are scuba-capable, using a land-based compressor for regulated breathing air. That lets us replace main drain covers, patch minor plaster, and handle difficult light replacements without draining the pool.
For a commercial facility that means no shutdown, no lost revenue days, and no hydrostatic risk to the shell. Very few companies in this market offer it. See Underwater and Scuba Repair.
We would rather say this directly than have it show up as a surprise on a quote.
Commercial pool maintenance costs more per gallon than residential work because the standard is different. The facility carries added liability, it is subject to inspection, & public pool standards have to hold at all times- not just on the day we visit. Denver, for example, licenses & inspects all non-single-family pools, including apartments, condos, hotels, rec centers, hospitals, & health clubs, reviews water quality, safety equipment, cleanliness, pump room & plumbing condition, with licenses renewed annually. Adams County inspects public & semi-public pools twice a year.
That is what you are buying: a certified operator under contract, tighter tolerances, more frequent attention, & a written record that holds up when somebody asks for it.
We price by method, not by guess, and we do not quote a commercial pool without seeing it.
Recurring maintenance is priced on gallonage, calculated as length × width × average depth × 7.5, using our own on-site measurement rather than whatever number is on file. Frequency, number of bodies of water, equipment condition, and how much of the daily logging you need us to carry all factor in.
Project and repair work is quoted on the job. We bid complete scope: we itemize the full job, including upgrades the system actually needs, instead of leaving work out to post a lower number and change-ordering you later.
Chemicals are billed monthly as used, delivered on regular visits with no delivery charge.
Budgeting help. We offer 12-month no-interest financing on recurring maintenance. The total cost of the season's visits is spread evenly over 12 months from opening to closing, with no interest, no fees, and no penalty for paying it off early. For a property working against a fixed annual budget, that turns peak-season spikes into a flat monthly line.
That financing covers recurring maintenance only. Repairs, equipment replacement, and renovation work are quoted and invoiced per job.

· We do not do fiberglass repair or fiberglass resurfacing. We install and service fiberglass pools, but resurfacing is a specialized service we are not equipped for.
· We are not a regulatory agency. We support your compliance as a service provider & certified operator under contract. We do not issue licenses or approvals, & we cannot guarantee the outcome of any health department inspection.
